This position reports to the Mechanical/Electrical Supervisor and assists with the day-to-day operations and maintenance of HVAC (heating, ventilation and air conditioning) systems and equipment. In addition, the incumbent will perform highly diversified duties to install, troubleshoot, repair and maintain equipment according to predictive and productive maintenance protocols within government owned buildings.
*Duties will include but are not limited to:*
* Perform regular scheduled preventative maintenance inspections, trouble shoots and repairs on HVAC equipment and controls including make-up air units, exhaust fans, boilers, chillers, furnaces, air conditioning units, pumps, cooling towers, etc. When necessary, involve, coordinate, and supervise the work of outside contractors;
* Read and interpret equipment manuals and work orders to perform required maintenance and service;
* Monitor the HVAC equipment and controls performance using PC based direct digital control system software, and provide general status reports to supervisor. Ensure equipment is operating within prescribed parameters;
* Plan and prioritize assigned work to maintain heating and air conditioning systems, boilers, pumps, fan units, control panels, thermostats, cooling towers, refrigeration systems, etc. Have working knowledge of environmental safeguards and alarm systems to maintain properly operating facilities;
* Perform mechanic skills including but not limited to mechanical, electrical, pneumatic, and hydraulic trouble shooting. Diagnose problems, replace or repair parts, test and make adjustments;
* Detect faulty operations, defective material and report those and any unusual situations to supervisor;
* Work will include repairs to minor plumbing and electrical issues;
* Assist with the development of preventative maintenance schedules and procedures related to HVAC equipment maintaining an inventory of necessary spare HVAC components, determining the necessary tools and equipment required for the HVAC equipment maintenance;
* Set priorities for preventative maintenance work orders, maintenance requisitions and scheduled work;
* Assist in the planning and management of HVAC replacement projects, and in testing and usage of fire and life safety equipment;
* Perform general clean-up of work sites;
* Other related duties as required.
*Minimum Qualifications:*
* Must have Grade 12 or equivalent
* Graduate of an HVAC technology, 2-year diploma program with a Red Seal certification as a Refrigeration and Air Conditioning Mechanic or an Oil Heat System Technician;
* Must have extensive experience working on HVAC, Refriger
