Our condominium is located in the beautiful community of Craigleith. Our Board of Directors are dedicated to maintaining high standards in building upkeep and resident satisfaction. We are currently seeking a professional, reliable, and proactive Building Superintendent to join our team and contribute to the efficient management and upkeep of the property.
*Job Summary: *The Building Superintendent will be responsible for the routine maintenance and upkeep of the building?s interior and exterior, ensuring that all common areas are clean, safe, and well-maintained. The ideal candidate will be hands-on, organized, and capable of addressing a range of maintenance tasks. Additionally, the Superintendent will manage communications with external contractors for repairs or services that fall outside the scope of routine maintenance.
*Key Responsibilities:*
* *Routine Cleaning:* Perform regular cleaning of the building's interior and exterior, including all common areas and laundry facilities.
* *Landscaping Maintenance:* Perform landscaping tasks such as grass cutting, weed removal, trimming shrubs and bushes, planting, and maintaining green spaces in compliance with the Boards landscaping plan.
* *Repairs and Maintenance:* Conduct common repairs and address maintenance issues as they arise, ensuring common areas and building systems are functional and safe.
* *Contractor Coordination*: Identify and communicate with contractors for larger repairs or specialized services beyond the scope of regular maintenance. Obtain quotes, arrange for service, and oversee contractor work to ensure it meets quality standards. Facilitate access to the building for maintenance personnel and other service providers as needed.
* *Task Coordination:* Complete tasks assigned by property management or the board of directors.
* *Inspections*: Perform monthly fire safety inspections to ensure compliance with safety regulations. Conduct additional inspections as requested by property management or the Board of Directors.
* *By-law enforcement: *Enforce condominium by-laws, including issuing parking violation notices and liaising with towing companies when necessary.
* *Communication and Coordination*: Serve as a key point of contact for property management, the Board of Directors, owners, and renters. Post relevant notices and updates on communication boards and ensure residents are kept informed of important building matters, maintenance schedules, and upcoming events. Respond to inquiries and concerns from all stakeholders in a timely and professional manner.
* *Record of Work Completed*: Maintain a detailed record of all maintenance tasks and repairs performed, including dates, descriptions of work completed, and any follow-up actions required. Ensure that the record is regularly updated and accessible to property management and the Board of Directors for review.
*Qualifications:*
* *Physical Requirements:* Ability to lift up to 50 lbs. Frequent bending, kneeling, reaching and twisting. Standing or sitting for long periods of time. Handling and manipulating small hand tools. Ability to work outside in all types of weather.
* *Driver?s License:* Must be able or willing to operate a zero-turn lawn mover or comparable grass cutting machine, compact tractor, and other machinery to perform assigned duties.
* *Communication Skills:* Effective written and verbal communication skills.
* *Flexibility:* Willingness to perform duties beyond the regular weekly responsibilities.
* *Experience:* Prior experience in building maintenance, landscaping or a similar field is preferred.
* *Certifications:* Having the following certifications is not required, but is preferred: FirstAid/CPR and WHMIS training.
