*Job Overview*
We are seeking a dedicated and reliable Caretaker to join our team. The ideal candidate will be responsible for maintaining a clean, safe, and welcoming environment for our facility. This role requires a proactive individual who can handle various maintenance tasks and ensure that all areas are well-kept and functional.
*Duties*
* a) Check padlocked door to roof for security.
* b) Check cleanliness of the common areas ( cleaning as necessary or contacting the strata manager to arrange a cleaning company for larger messes). Check to ensure cleanliness standards are being met by janitorial company.
* c) Mop elevators, front/back lobby floors and all stairwells ( as required, but at
* least once per week).
* d) Vacuum common area hallways (on all 12 floors) as required, but at least once per week.
* e) Tidy first floor lobby and office/remove and replace outdated notices on
* bulletin board and recycle newspapers in bin.
* f) Keep front entrance lobby/office windows and glass doors clean and free of dust and fingerprints as required.
* g) Ride both elevators up and down to ensure they are in good working order and are clean (inside and out). Wipe down panels and mirrors to remove grime and fingerprints as required. Note any damage/problems and fix at the time or
* report to Strata Manager.
* h) Ensure everything in common areas is in good working order. If damage is
* noted, either fix it at the time or notify the strata manager.
* i) Touch up paint in common areas (for small jobs). For larger jobs, contact the strata manager.
* j) Fix or replace burned out lights or broken light covers. For larger jobs, contact strata manager.
* k) Ensure fire exit signs are in working order and if not, either fix at the time or advise the strata manager.
* I) Ensure fire extinguishers are present in their proper spots and fire doors are in working order; note any deficiencies of fire safety equipment and either correct at the time or notify the strata manager. Record in log book.
* m) Check laundry room to ensure cleanliness and that the machines are in good working order; empty dryer vents and clean or fix small issues; advise strata manager of larger issues. Mop floor as required but at least once per week.
* n) Check mechanical room and perform daily checks pursuant to log book requirements for boilers and related equipment; advise strata manager of any deficiencies. Maintain log books for boiler room ( once daily). Check basement door for security.
* o) Walk around grounds (including boulevards), dispose of garbage and dog feces.
* p) Check parking lot for unauthorized or un-insured vehicles. Advise strata manager of any issues.
* q) Empty cigarette butt containers and clean around smoking area as required.
* r) Check outside of building for any damage. If damage found, either fix at the time or advise strata manager.
* s) Ensure outside lights are in functioning order and if not, either fix or advise strata manager.
* t) Keep all walkways clean and free of hazards and debris, remove snow and ice from walkways and doorways and apply de-icer as necessary. Maintain snow removal log.
* u) Schedule elevator lock-off for move-ins/move-outs, hang elevator pads for all move-ins/move-outs regardless of the size of the move, remove elevator pads and clips after use and store neatly for next use. Inspect all common areas after move, checking for damage. If damage has been found, advise tenants of estimated cost, prepare incident report and advise strata manager.
* v) Respond to concerns about common area matters such as leaking or knocking pipes, poor heat issues, etc. Either fix issue at the time or advise strata
* manager.
* w) Note any bylaw infractions and bring them to the attention of the Strata Manager.
* x) Provide a presence in the office during working hours to answer questions, make appointments, meet and greet people and add an extra layer of security by keeping an eye on goings on.
